Illinois's 140-question exam with a 75% passing threshold requires strong preparation. Here's a realistic study plan for candidates after completing pre-license education.

After Pre-License: Plan for 4–6 Weeks

After completing your 75-hour pre-license education, budget 4 to 6 weeks of focused exam prep before scheduling your PSI appointment. Study 1.5–2 hours on weekdays and 3–4 hours on weekends.

The 75% threshold means you can only miss 35 out of 140 questions — this is tighter than a 70% threshold. Candidates need to be more thoroughly prepared than in states where 70% is enough.

Week-by-Week Illinois Study Plan

Week 1: National Foundations — Property, Deeds, and Finance - Property ownership types and interests - Deed types and title transfer - Zoning, eminent domain, environmental hazards - Mortgage types (conventional, FHA, VA, USDA), LTV, points, RESPA/TRID - 50–60 national practice questions per day

Week 2: National — Agency, Contracts, and Disclosures - Agency types and fiduciary duties (OLD CAR) - Contract elements: offer, acceptance, consideration, competent parties, writing - Contingencies: financing, inspection, appraisal - Breach of contract remedies - Mandated disclosures (lead paint, material defects) - 60–80 national practice questions per day

Week 3: Illinois State Law - 225 ILCS 454 — Illinois Real Estate License Act of 2000 - IDFPR — the regulatory body (no commission) - Broker (entry-level) vs. managing broker (supervisor) licensing structure - Pre-license: 75 hours; renewal: 2 years; CE: 12 hours (4 Core B + 8 elective) - Illinois fair housing additions: sexual orientation, gender identity, marital status, ancestry, military status, source of income - Residential Real Property Disclosure Report requirement - Radon Awareness Act disclosure requirement - Illinois transfer tax: $0.50 per $500 (state); Chicago $5.25 per $500 - 40–50 Illinois-specific practice questions per day

Week 4: Math and Weak Areas - Illinois transfer tax calculations (both state and Chicago rates) - Commission, proration (360-day and 365-day methods), LTV, cap rate, GRM - Identify weakest topic areas and drill them - Take a full 140-question timed practice exam (target 78%+)

Week 5: Full Mock Exams - Take 2–3 complete 140-question timed exams (4 hours each) - Target consistent scores of 78%+ before scheduling - Review every wrong answer with full explanations
