SC Deed Recording Fee (Transfer Tax) **Rate**: $1.85 per $500 of consideration. - **Example**: $310,000 sale: $310,000 / $500 x $1.85 = 620 x $1.85 = **$1,147** - **Example**: $580,000 sale: $580,000 / $500 x $1.85 = 1,160 x $1.85 = **$2,146**

Commission **Example**: Property sells for $395,000. Commission 5.5%, split 50/50. Agent earns 55% of listing side. - Total: $395,000 x 0.055 = $21,725; Listing: $10,862.50 - Agent: $10,862.50 x 0.55 = **$5,974.38**

Proration (360-day year) **Example**: Taxes $3,600. Closing July 31. - Daily: $3,600 / 360 = $10/day; Seller's days (Jan–Jul): 210 - Seller's credit to buyer: 210 x $10 = **$2,100**

Cap Rate **Example**: Charleston rental generates $48,000 NOI. Cap rate 6%. - Value = $48,000 / 0.06 = **$800,000**
