Explanation

A deed is not effective until it is delivered by the grantor and accepted by the grantee. Delivery requires the grantor to intend to give up dominion and control over the deed. Importantly, delivery and acceptance must occur during the grantor's lifetime—a deed cannot take effect after the grantor's death unless it was irrevocably delivered before death.
