Colorado Real Estate License Requirements (2025): Broker Associate
How to get a Colorado real estate broker associate license — 168-hour prelicense, CREC application, exam, and the path to independent broker.
Colorado calls all new licensees "broker associates" — there's no salesperson license. Here's the complete 2025 guide.
Eligibility
- At least 18 years old
- High school diploma or equivalent
- Good moral character; criminal history reviewed by CREC
Step 1: Complete 168 Hours of Prelicense Education
Colorado requires 168 hours across several specified courses from DORA/CREC-approved providers: - Real Estate Law and Practice (48 hours) - Colorado Contracts and Regulations (48 hours) - Real Estate Closings (24 hours) - Trust Accounts and Record Keeping (8 hours) - Current Legal Issues (8 hours) - Practical Applications (32 hours) — or similar approved coursework
Cost: $700-$1,500 for all courses online or classroom
Step 2: Apply to DORA/CREC
Apply at dora.colorado.gov: - Application fee: $485 (includes fingerprint processing) - Fingerprinting required - Criminal history disclosure
Step 3: Pass the Exam
Schedule through PSI: - 154 questions (74 national + 80 Colorado) - 4 hours - 75% passing (116/154) - Exam fee: $42.50 each for national and state sections (or combined)
Step 4: Work Under an Employing Broker
Your broker associate license is active only when associated with an employing broker. Find an employing broker and submit the activation affidavit.
Path to Independent Broker
After 2 years as an active broker associate + 24 hours of additional post-license education, you can apply for an independent (unrestricted) broker license.
Renewal
Every 3 years. 24 hours of continuing education per cycle.
