After completing Washington's mandatory 90-hour pre-license education requirement, most candidates need an additional 3 to 6 weeks of focused exam prep before they are ready to pass. The exact time depends on your study habits, background knowledge, and how much time you can dedicate each day.
Why Study Time Varies
Washington's ~50% first-attempt pass rate suggests that many candidates underestimate the difficulty of the state section. Candidates who fail typically did one of the following:
- Finished the 90-hour course and went straight to the exam
- Used only national prep materials and neglected Washington-specific law
- Rushed through practice questions without reviewing wrong answers
The 90-hour pre-license course is required for licensure, but it is not a substitute for exam prep. It covers the curriculum; it does not simulate exam conditions.
Recommended Study Timeline
Week 1 — National Content Review Spend the first week systematically reviewing the eight national topic areas. Use practice questions by topic, not full exams yet. Target your weakest areas.
Week 2 — Washington State Law Dedicate a full week exclusively to Washington-specific content: RCW 18.86 (agency), Form 17, REET, license tiers, earnest money handling, and prohibited practices. Use Washington-specific practice questions.
Week 3 — Full Practice Exams Take 2-3 timed full-length practice exams (130 questions). Review every wrong answer. Identify whether your errors are concentrated in national or state topics.
Week 4 (if needed) — Targeted Review If you are scoring below 75% on practice exams, spend another week on your weakest topic areas before scheduling the real exam.

When to Schedule Your Exam
Schedule your PSI appointment when you are consistently scoring 75% or higher on full-length practice exams, with no section below 70%. Do not schedule based on a calendar date alone.
