Idaho Real Estate Exam Day: PSI Tips and Strategy

What to expect on Idaho real estate exam day — PSI logistics, time management for 120 questions, and Idaho-specific test strategy.

After 90 hours of pre-license education and weeks of exam prep, exam day is your moment. Here's what to expect when you take the Idaho real estate salesperson exam at a PSI testing center.

Scheduling Through PSI

The Idaho exam is administered by PSI Exams Online (psiexams.com):

  1. Create or log in to your PSI account
  2. Search for "Idaho Real Estate Salesperson"
  3. Select a testing center and available time slot
  4. Pay the exam fee (approximately $85 — verify current pricing)

Idaho PSI Testing Centers: - Boise (most locations, most availability) - Coeur d'Alene - Idaho Falls - Twin Falls

Choose the center closest to your home and schedule your exam at least 1–2 weeks in advance to secure your preferred time.

What to Bring

Required — Two forms of valid ID: - Primary: government-issued photo ID (driver's license, state ID, or passport) - Secondary: additional ID with name and signature (credit card, debit card, or secondary government ID)

Both must match the name on your PSI registration exactly.

Not allowed in the testing room: - Cell phone or smartwatch - Notes, flashcards, or any study materials - Food, drinks, or gum - Calculator (PSI provides an on-screen calculator for math questions)

PSI provides lockers for personal items. You'll receive scratch paper and a pencil.

Day-of Logistics

  • Arrive 30 minutes early. This is not optional — late arrivals are turned away and forfeit their exam fee.
  • Check in with PSI staff (photo, ID verification, biometric scan)
  • Receive scratch paper — immediately write your key math formulas and the formula for LTV, cap rate, and commission
  • Begin exam when cleared

Exam Format

  • 120 questions total: 80 national + 40 state
  • 3-hour time limit = 1 minute 30 seconds per question
  • Computer-based: click to select, flag to review later
  • No penalty for guessing — answer every question

Time Management Strategy

  • National section (80 questions): Target 2 hours (90 seconds per question)
  • State section (40 questions): Target 50 minutes (75 seconds per question)
  • Review flagged questions: 10 minutes

Use the flag feature. If a question stumps you, enter your best guess, flag it, and move on. Return to flagged questions at the end.

Idaho-Specific Test Strategy

Community property questions: When you see a married couple in a scenario, immediately ask: is the property community property? Both spouses typically need to be involved in the transaction. If only one spouse signed — that's likely the problem in the scenario.

Default buyer agency: If a question asks who a licensee represents when no written agreement exists in Idaho, the answer is typically the buyer — not the seller. This is the opposite of many states.

Water rights: If a question involves agricultural or rural property and mentions "prior appropriation," remember: the holder of the earliest (senior) water right has priority in times of shortage. "First in time, first in right."

Deed of trust questions: Remember — in Idaho, the borrower is the trustor, the lender is the beneficiary, and the neutral third party is the trustee. Non-judicial foreclosure uses the power of sale.

General Test-Taking Tips

  1. Read every word of the question before looking at the answers
  2. Eliminate wrong answers first
  3. Trust your first instinct — don't second-guess unless you're certain
  4. On calculation questions, write out each step to avoid arithmetic errors

After the Exam

PSI delivers results immediately on-screen. You'll see Pass or Fail along with a section-by-section breakdown.

  • Pass: Submit your license application to IREC through the DOPL portal
  • Fail: Review the score report by section; retake only the failed section(s). Idaho allows multiple retakes with a waiting period between attempts.

The Night Before

  • Light review: IREC composition (5 members), DOPL, default buyer agency rule, community property basics, prior appropriation
  • Lay out both IDs and confirm your testing center address
  • Set two alarms
  • Get 7–8 hours of sleep
