How Long to Study for the Idaho Real Estate Exam
Idaho requires 90 pre-license hours and a 120-question exam. Here's a realistic study timeline and week-by-week plan.
Idaho's 90-hour pre-license requirement is higher than most states. After completing those hours, how much additional prep do you need? Here's a practical timeline.
After Pre-License: Plan for 4–6 Weeks
After finishing your 90 hours of approved pre-license education, budget 4 to 6 weeks of dedicated exam prep before scheduling your PSI exam. Study 1–2 hours on weekdays and 2–3 hours on weekends.
If you were thoroughly engaged during pre-license coursework, 4 weeks may be enough. If you moved quickly through the 90 hours or didn't retain everything, plan the full 6 weeks — especially for Idaho-specific topics that require extra attention.
Week-by-Week Idaho Study Plan
Week 1: National Foundations — Ownership, Deeds, Land Use - Types of property ownership (including community property) - Deed types and title transfer - Zoning, eminent domain, environmental hazards - 40–60 national practice questions per day
Week 2: National — Finance, Agency, and Contracts - Mortgage/deed of trust mechanics, LTV, points, FHA/VA/USDA - Agency types and fiduciary duties (OLD CAR) - Contract elements, contingencies, breach remedies - 60–80 national practice questions per day
Week 3: Idaho State Law - Idaho Code Title 54, Chapter 20 — governing statute - IREC: 5 members, under DOPL - Pre-license: 90 hours; renewal: 2 years; CE: 12 hours - **Idaho's default buyer agency rule** — study until this is automatic - **Community property law** — what's community, what's separate, why both spouses must sign - **Prior appropriation water rights** — first in time, first in right - **Deed of trust mechanics** — trustor, trustee, beneficiary; power of sale; non-judicial foreclosure - Idaho Homestead Act exemption - 30–50 Idaho-specific practice questions per day
Week 4: Math and Weak Areas - Commission, LTV, proration, cap rate, GRM, area calculations - Identify and drill weakest topic areas from weeks 1–3 - Take a full 120-question timed practice exam (target 75%+)
Week 5: Full Mock Exams - Take 2–3 complete 120-question timed exams (3 hours each) - Target 75%+ on every practice exam before scheduling - Thoroughly review every wrong answer
Week 6 (if needed): Final Review - Focus on community property, default buyer agency, water rights — the topics most unique to Idaho - Final mock exam 2 days before your real exam appointment
