Why Candidates Fail the Iowa Exam
Underestimating the state section. Iowa's 40-question state section tests Iowa Code Chapter 543B and Iowa-specific practice rules. Candidates who spend all their time on national content often fail state.
Missing Iowa's mandatory buyer agency rule. Iowa requires a written buyer agency agreement before an agent begins working with a buyer. This is unusual nationally and is consistently tested.
Confusing CE requirements. Iowa requires 36 CE hours per 3-year cycle — one of the highest in the country. Candidates confuse this with other states' lower requirements.
Misunderstanding the pass threshold. 70% sounds easy, but you must pass EACH section independently. Scoring 90% on national doesn't help if you fail state.
What Iowa Candidates Get Wrong
- Mandatory written buyer agency agreement — required before working with buyers, not just before offer submission
- IREC is 5 members under the Iowa Professional Licensing Bureau (PLB)
- 60 hours prelicense (not 90, not 30)
- Iowa adds sexual orientation, gender identity, marital status, and source of income to federal fair housing classes
- Iowa is NOT a community property state
- 3-year renewal cycle with 36 CE hours — know both numbers
How to Pass Iowa on the First Try
- Start with state content. Don't leave Iowa-specific law for the last week.
- Memorize the buyer agency rule. It's uniquely Iowa and will appear on the exam.
- Take full practice exams. 120 questions in 3 hours is faster-paced than many candidates expect.
- Review every wrong answer. Don't just count your score — understand why you got questions wrong.
- Know your numbers cold. 120 questions, 70% passing, 60 hours prelicense, 36 CE hours, 3-year renewal, 5 IREC members.
Retake Policy
If you fail one section, you only need to retake that section. Iowa allows multiple retake attempts within your eligibility window. Focus your retake prep specifically on the failed section using the score report breakdown PSI provides.
