Kentucky Real Estate Exam Pass Rate: What to Expect

Kentucky's real estate sales associate exam requires 70% on each section of a 120-question PSI test. With 96 hours of prelicense education required, Kentucky is more demanding at the front end than most states — but the exam still trips up many candidates.

Why Candidates Fail

The terminology trap. Kentucky calls its entry-level license a "Sales Associate," not a salesperson. Questions phrased using Kentucky-specific terminology can trip candidates from other states or those who didn't pay attention to this detail.

KREC composition. Kentucky's KREC has 8 members — more than most states' commissions. Candidates often confuse this with the typical 5-member commission structure.

CE requirement confusion. Kentucky requires 6 CE hours per year, totaling 12 hours per 2-year cycle. Questions often ask per-year vs. per-cycle and candidates confuse the two.

Seller's disclosure form name. Kentucky's form is specifically called the "Seller's Disclosure of Property Condition." Getting the name wrong means getting the question wrong.

Both judicial and non-judicial foreclosure. Kentucky is one of relatively few states that allows both foreclosure tracks. This is a tested distinction on the state exam.

KRS Chapter 324. Candidates must know that Kentucky's real estate licensing law is found in Kentucky Revised Statutes Chapter 324.

  3. Know KRS Chapter 324 is your primary statute.
  4. Understand CE math: 6 hours/year × 2 years = 12 hours/cycle. Know both numbers.
  5. Practice with Kentucky-specific scenarios. The state section uses Kentucky law, Kentucky form names, and Kentucky-specific rules.

Retake Policy
