Maine Real Estate Exam Pass Rate

Maine does not publicly publish official first-attempt pass rates, but data from PSI and state education providers consistently shows that roughly 50–60% of first-time candidates pass the Maine real estate salesperson exam. That means a significant portion of test-takers — often those who rely on national-only prep materials — need to retake the exam.

Exam Format

The Maine real estate salesperson exam administered by PSI consists of:

  • 80 national questions — real estate principles, agency, contracts, financing, valuation, land use
  • 40 state questions — MREC rules, Maine agency law, Maine disclosure law, Shoreland Zoning Act, Maine fair housing
  • Total: 120 questions
  • Time allowed: 3.5 hours
  • Passing score: 70% (84 out of 120 correct)

Both sections must be passed. If you pass national but fail state, you retake only the state section.

What Causes Candidates to Fail

The most common reasons Maine candidates fail on the first attempt:

Underestimating the state section. Maine's 40 state questions cover content not found in national prep courses: the Shoreland Zoning Act, the Tree Growth Tax Program, Maine Seller's Property Disclosure Statement (including the $500 opt-out), and MREC's specific structure and CE requirements.

Math anxiety. Commission splits, proration calculations, and property tax math appear on the national section. These questions are mechanical once you know the formulas, but many candidates skip math practice.

Confusing agency roles. Maine has specific rules around buyer agency agreements and facilitator (non-agency) relationships. Test writers exploit confusion between seller's agent, buyer's agent, and facilitator.

Scoring and Retakes

If you fail, Maine allows you to retake the exam. You must wait 24 hours before rescheduling. There is no limit on the number of retakes, but you must complete the exam within 12 months of your pre-license course completion.

Each retake requires paying the PSI exam fee again.

How to Improve Your Odds
