Minnesota Real Estate Exam Day Tips

You've completed 90 hours of pre-license education and weeks of additional study. Here's how to perform your best on exam day for Minnesota's 120-question salesperson exam — with its 73% passing threshold.

Before Exam Day

Know the threshold. Minnesota requires 73% — not 70%. You can miss only 32 questions out of 120. Candidates who mentally prepare for 70% are starting at a disadvantage. Target 80%+ on practice exams before scheduling.

Schedule within 2–4 weeks of completing your prep. Knowledge fades without active review. Don't let weeks pass after you finish your pre-license course and supplemental study before sitting for the exam.

Locate the PSI testing center. Know the route, parking, and building before exam day. Arriving stressed erodes cognitive performance.

Sleep and eat. The exam is 3.5 hours. Rest and nutrition are not optional. Avoid late-night cramming the night before — sleep is more valuable.

Final review — day before exam. Spend 1–2 hours reviewing Minnesota-specific facts: - Commerce Department regulates real estate (no separate commission) - Chapter 82 is the statute - 90-hour pre-license, 2-year renewal, 30-hour CE - Deed tax = 0.33% - Buyer's Broker Agreement must be in writing - 73% passing threshold (88 out of 120)

What to Bring to PSI

  • Two valid forms of ID — Primary must be government-issued with photo and signature. Name must match your registration exactly.
  • Exam confirmation number

Do NOT bring: - Notes or study materials - Cell phone (secured in a locker) - Personal calculators (PSI provides an on-screen calculator)

Time Management

120 questions in 3.5 hours = approximately 1.75 minutes per question. You have time to think through each question.

Strategy: 1. Answer confident questions first. 2. Flag uncertain questions and skip them. 3. Return to all flagged questions. 4. Never leave any question blank — no wrong-answer penalty.

State Section Strategy

Before beginning the 40 Minnesota state questions, confirm these key facts mentally: - Licensing authority: Commerce Department (not a commission) - Statute: Chapter 82 - Pre-license: 90 hours; renewal: 2 years; CE: 30 hours - Deed tax: 0.33% - Written Buyer's Broker Agreement required for buyer representation - Dual agency requires written consent from both parties - SDPC is prepared by the seller - MN REALTORS Purchase Agreement is the standardized form - Fair housing additions: marital status, sexual orientation, gender identity, source of income (MHRA, Chapter 363A)

Handling Hard Questions

Eliminate wrong answers first. If two choices are clearly wrong, your odds improve to 50%.

Watch for absolute language. "Always," "never," "only," and "must" often indicate wrong answers in real estate law, which has many exceptions.

EXCEPT/NOT questions. These flip the question. Read them twice before answering.

Don't second-guess without a reason. Anxiety-driven answer changes usually produce wrong answers.

After the Exam

PSI shows a preliminary pass/fail result immediately. If you pass, follow the Commerce Department instructions for license application. If you don't pass, review the content-area breakdown on your score report and focus your retake prep on specific weak areas.
