How Long to Study for the Minnesota Real Estate Exam

Most candidates who pass the Minnesota real estate exam on the first attempt study for 5 to 10 weeks after completing their 90-hour pre-license course. Minnesota's exam has a higher passing threshold (73% vs. the standard 70%), which means less room for error.

Minnesota's Unique Study Challenge

Minnesota has one of the most demanding pre-license requirements in the country — 90 hours. After completing this coursework, you've covered a lot of material. But course completion alone is not sufficient for exam-level performance. The state section (40 questions) covers the Commerce Department structure, the SDPC, deed tax, purchase agreement forms, and agency rules that require targeted practice beyond coursework.

Additionally, the 73% passing threshold means you can miss only 32 questions out of 120 — versus 36 in a 70% state. Candidates who prep to "just pass" at 70% accuracy often fall short.

Week 2 — National Advanced Topics Financing, valuation, math, environmental hazards. Practice all math formulas daily. Complete 50 more national questions.

Week 3 — Minnesota State Content (Part 1) Commerce Department structure (no real estate commission), Chapter 82, 90-hour pre-license, 2-year renewal, 30-hour CE requirement, Buyer's Broker Agreement requirement, dual agency rules. Complete 20 Minnesota-specific practice questions.

Week 4 — Minnesota State Content (Part 2) SDPC requirements, Minnesota purchase agreement forms (MN REALTORS form), deed tax at 0.33%, Minnesota Homestead Credit, fair housing additions. Complete 20 more Minnesota-specific practice questions.

Week 5 — Full Practice Exams Take 2–3 full 120-question practice exams under timed conditions (3.5 hours). Review every wrong answer. Target 82%+ before scheduling — the extra buffer accounts for the 73% threshold.
