Getting your Mississippi real estate license requires completing a specific sequence of steps under the oversight of the Mississippi Real Estate Commission (MREC). Here is the complete process from start to finish.

Step 1: Meet the Basic Eligibility Requirements

To apply for a Mississippi salesperson license, you must: - Be at least 18 years old - Have a high school diploma or equivalent (GED) - Be a U.S. citizen or qualified alien - Not have been convicted of certain crimes (background check required)

Mississippi does allow applicants with criminal records to apply; the MREC evaluates each case individually. Disclosing a prior conviction on your application is mandatory — failure to disclose is grounds for denial.

Step 2: Complete 60 Hours of Prelicense Education

Mississippi requires 60 hours of approved prelicense education from an MREC-approved school. The coursework covers:

  • Real estate principles and practices
  • Mississippi real estate law (Mississippi Code Title 73, Chapter 35)
  • Agency law, contracts, financing, and property ownership
  • MREC rules and regulations

You must complete the 60-hour course before you are eligible to sit for the state exam.

Step 3: Pass the Mississippi Real Estate Exam

The exam is administered by PSI at approved testing centers in Mississippi. Exam details:

  • Format: 80 national questions + 40 state questions = 120 total
  • Time limit: 4 hours
  • Passing score: 75% (90 out of 120 correct)
  • Fee: Check PSI's website for current pricing

You must pass both the national and state portions. If you fail one section, you only retake that section. Scores are reported immediately at the testing center.

Step 4: Submit Your License Application

After passing the exam, submit a license application to the MREC. You will need:

  • Completed application form
  • Proof of passing exam scores
  • Background check authorization
  • Proof of association with a licensed Mississippi broker (salesperson licenses require broker sponsorship)
  • Application fee

Salesperson licenses cannot be activated without an employing broker. You must have a sponsoring broker before your license becomes active.

Step 5: Complete Fingerprinting and Background Check

Mississippi requires a criminal background check, typically through fingerprinting. Results are submitted directly to the MREC.

License Renewal

Mississippi real estate salesperson licenses must be renewed every 2 years. Renewal requires:

  • Completion of 16 hours of continuing education per renewal cycle
  • CE must include MREC-approved courses
  • License must be renewed before the expiration date to avoid a lapse

If your license lapses, you may face additional requirements to reinstate it.

Reciprocity

Mississippi has reciprocity agreements with several states. If you hold an active real estate license in another state, you may be able to obtain a Mississippi license without completing all prelicense requirements.
