Getting a New Jersey real estate license involves completing 75 hours of pre-license education, passing the PSI exam, and meeting NJ Real Estate Commission (NJREC) application requirements. Here is a step-by-step breakdown.

Step 1: Eligibility Requirements

To apply for a New Jersey salesperson license, you must:

  • Be at least 18 years old
  • Have a high school diploma or equivalent
  • Be a US citizen or legally authorized to work in the US
  • Have no disqualifying criminal history (background check required)

You do not need to be a NJ resident — out-of-state residents can apply.

Step 2: Complete Pre-License Education (75 Hours)

New Jersey requires 75 hours of pre-license education for salesperson candidates. The course must be from a NJREC-approved school and cover:

  • NJ Real Estate License Law (Title 45:15)
  • Agency law and ethical practices
  • Property ownership and transfer
  • Contracts, financing, and closings
  • Fair housing

Upon completion, you receive a certificate valid for your exam application.

Step 3: Pass the PSI Exam

The NJ real estate exam is administered by PSI at testing centers throughout the state:

  • Format: 80 national + 30 state = 110 questions
  • Time limit: 3 hours
  • Passing score: 70% (77 out of 110 correct)
  • Fee: Approximately $47

PSI provides score results immediately. If you fail, a diagnostic report shows your performance by content area.

Step 4: Apply to the NJREC

After passing the exam, submit your application to the NJ Real Estate Commission:

  • Completed application form
  • PSI exam score report
  • Pre-license course completion certificate
  • Application fee
  • Background check authorization
  • Sponsoring broker information

Your license is not active until you have a sponsoring broker. The broker must be licensed in NJ and actively engaged in real estate.

Step 5: License Renewal and Continuing Education

NJ salesperson licenses expire every 2 years. To renew:

  • Complete 12 hours of continuing education per cycle
  • CE must include ethics and NJ-specific law updates
  • Complete through a NJREC-approved provider

The NJREC has 9 members and operates under the Division of Consumer Affairs within the Department of Law & Public Safety.

Reciprocity

New Jersey has reciprocity arrangements with some states. If you hold an active license in a reciprocal state, you may qualify for a NJ license without completing the full 75-hour pre-license course. However, you must pass the NJ state exam portion.
