How Long to Study for the North Carolina Real Estate Exam

NC's 75-hour prelicense course plus the 75% passing threshold means you need thorough preparation. Here's a realistic study timeline.

North Carolina requires 75 hours of prelicense education and a 75% passing score on the 120-question exam. The stricter threshold (compared to Florida at 70% or Texas at 70%) means less margin for knowledge gaps.

After the 75-Hour Course: How Much More?

No real estate background: 5-7 weeks, 1.5-2 hours/day Business or legal background: 3-5 weeks Licensed in another state: 2-3 weeks, focused on NC-specific content

NC has a relatively compact state section (40 questions) but requires 75% overall — meaning you can't compensate for state law weakness with strong national scores.

Week-by-Week Study Plan

Week 1: NCREC and NC license law — Chapter 93A, NCREC composition (9 members), provisional broker licensing process, postlicensing requirements (90 hours in 3 courses within 18 months), and broker-in-charge (BIC) requirements.

Week 2: Agency law — default presumption (seller's agent without written agreement), written buyer agency requirement, dual agency, designated agency. Working with Real Estate Agents brochure — when to give it, what it covers.

Week 3: Disclosures — Residential Property Disclosure Statement, mineral rights disclosure, lead paint, Recovery Fund (RERF) — purpose, maximums ($50,000/transaction, $150,000/licensee), license suspension effect.

Week 4: National content — financing (TRID, deed of trust structure), fair housing, valuation, contracts.

Week 5: Math practice — commission, proration (365-day year), cap rate, LTV. Then full 120-question timed practice exams.

Week 6+: Maintain 80%+ on practice exams before scheduling. The 75% threshold means a 80% practice score gives a reasonable buffer.

NC's Unique Two-Tier License System

New licensees in NC receive a provisional broker license (not "salesperson"). Within 18 months, they must complete 90 hours of postlicensing education (3 courses × 30 hours): - Post-Licensing 301: Broker Relationships and Responsibilities - Post-Licensing 302: Contracts and Closings - Post-Licensing 303: Investment Properties

If postlicensing isn't completed in 18 months, the provisional license expires.
