Oklahoma Real Estate License Requirements
Complete guide to getting an Oklahoma real estate salesperson license — 90-hour pre-license course, PSI exam, OREC application, CE requirements, and renewal rules.
Oklahoma Real Estate License Requirements
Oklahoma's real estate licensing process is governed by the Oklahoma Real Estate Commission (OREC) under Oklahoma Statutes Title 59, Chapter 20 (the Oklahoma Real Estate License Code). Here is a step-by-step guide to getting your Oklahoma salesperson license.
Step 1: Eligibility Requirements
To apply for an Oklahoma salesperson license, you must:
- Be at least 18 years old
- Have a high school diploma or GED equivalent
- Be a US citizen or legally authorized to work in the US
- Be of good moral character
- Not have been convicted of certain crimes (background check required)
Oklahoma residency is not required.
Step 2: Complete Pre-License Education (90 Hours)
Oklahoma requires 90 hours of pre-license education for salesperson candidates. The course must be from an OREC-approved provider and cover:
- Oklahoma Real Estate License Code
- Oklahoma Residential Property Condition Disclosure Act
- Agency law and representation
- Contracts, financing, and closings
- Fair housing and ethical practices
- Trust account requirements
Upon completion, you receive a certificate to use with your PSI exam application.
Step 3: Pass the PSI Exam
The Oklahoma salesperson exam is administered by PSI:
- Format: 80 national + 50 state = 130 questions
- Time limit: 4 hours
- Passing score: 70% (91 out of 130 correct)
- Fee: Approximately $60
PSI delivers results immediately at the testing center. If you fail, a diagnostic report identifies your weak areas.
Step 4: Apply to the OREC
After passing the exam, submit your application to the Oklahoma Real Estate Commission:
- Completed OREC application form
- PSI exam score report
- Pre-license course completion certificate
- Application fee
- Background check consent
- Sponsoring broker information
Your license is inactive until your sponsoring broker activates it. You must have an active sponsoring broker before conducting any real estate activities.
Step 5: License Renewal and CE
Oklahoma salesperson licenses are renewed every 3 years. To renew, you must complete 21 hours of continuing education per 3-year cycle. CE must be from OREC-approved providers.
Key OREC facts: - 6-member commission - Governing law: Title 59, Chapter 20 - Trust account requirements: deposit within 3 business days - Records retention: 5 years
Oklahoma License Designations
Oklahoma has a unique hierarchy: - Salesperson — entry-level, works under a broker - Broker — completed 90 hours additional education, 2 years experience, passed broker exam - Broker Associate — a licensed broker who works under another broker rather than running their own office
Reciprocity
Oklahoma has reciprocity agreements with certain states. If you hold an active license in good standing in a reciprocal state, you may qualify for an Oklahoma license with reduced requirements. Contact OREC for current reciprocity states and procedures.
