South Dakota Real Estate License Requirements (2025)

How to get a South Dakota salesperson license — 40-hour prelicense, SDREC application, exam, and the 76-hour post-license requirement within your first year.

South Dakota has a unique two-phase education structure. Here's the complete 2025 guide.

Eligibility - At least **18 years old**; high school diploma or equivalent - Good moral character; criminal history reviewed by SDREC

Step 1: Complete 40 Hours of Prelicense Education SDREC-approved courses covering SD law, principles, agency, contracts. **Cost**: $150-$300.

Step 2: Apply to SDREC Apply at **dlr.sd.gov/realestate**: Application fee: **$225**; background check.

Step 3: Pass the Exam Schedule through **PSI**: - 120 questions (80 national + 40 SD); 3 hours; 70% passing - Exam fee: **$65**; score reported immediately

Step 4: Activate with a Sponsoring Broker License inactive until associated with a licensed SD broker.

Step 5: Complete 76 Hours of Post-License Education Within 1 Year Within your **first year** of licensure, complete 76 hours of additional SDREC-approved education. If not completed, your license expires. Total education: **116 hours** (40 prelicense + 76 post-license).

Renewal Every **2 years**; **12 hours** CE per cycle. Renewal fee: ~$60.
