Utah Real Estate License Requirements: Complete Step-by-Step Guide
How to get your Utah real estate sales agent license, from 120 pre-license hours through UDRE application and activation.
# Utah Real Estate License Requirements: Complete Step-by-Step Guide
Utah's path to a real estate sales agent license involves more pre-license education than most states, but the process is straightforward once you know the steps.
Step 1: Meet Basic Eligibility Requirements
To apply for a Utah sales agent license, you must: - Be at least 18 years old - Have a high school diploma or GED - Be a United States citizen or lawfully admitted resident - Have no disqualifying criminal history (UDRE reviews applications individually)
Disclose all criminal history on your application. Failure to disclose is treated as a separate, serious violation and will complicate your application far more than the underlying offense.
Step 2: Complete 120 Hours of Pre-License Education
Utah requires 120 hours of pre-license education — the highest among most states. This education must be completed at a UDRE-approved school and covers: - Real estate principles and practices - Utah license law and UDRE/DOPL rules - Real estate finance and mortgage types - Contracts, including the Utah REPC - Property management basics - Valuation and appraisal concepts - Fair housing law
Keep your certificate of completion — it is required for your application.
Step 3: Pass the PSI Exam
Schedule through PSI at an approved Utah testing center (locations in Salt Lake City, Provo, St. George, and others). Exam details: - 130 questions (80 national + 50 state) - 4 hours total time - 70% passing required on each section - Results given immediately on-screen
If you fail one section, you retake only that section.
Step 4: Complete a Criminal Background Check
Submit fingerprints through a UDRE-approved vendor. Results are sent to DOPL. This typically takes 1-3 weeks.
Step 5: Submit Your Application to UDRE/DOPL
Apply online through the DOPL licensing portal. Required documents: - Certificate of pre-license education completion - PSI exam score report - Background check results - Application fee (check current DOPL fee schedule) - Sponsoring principal broker information
Your license is inactive without a sponsoring principal broker.
Step 6: Activate Under a Principal Broker
Your principal broker submits an affiliation to UDRE/DOPL. Once approved, your license is active and you may conduct licensed real estate activities under the broker's supervision.
Continuing Education and Renewal
Sales agent licenses renew every 2 years with 18 hours of CE, including: - 9 hours of core (mandatory UDRE-specified content) - 9 hours of electives
Reciprocity
Utah has reciprocity agreements with several states. Reciprocal applicants may only need to pass the Utah state portion of the exam.
Associate Broker and Principal Broker
After 2 years as a licensed agent, you may apply for an associate broker license. After 3 years of full-time licensed experience, you may apply for a principal broker license, which allows you to operate your own brokerage.
