The Vermont real estate exam is 110 questions over 3.5 hours. With only 30 state questions requiring 75% correct (meaning you can miss no more than 7), every state question matters. Here is how to approach exam day.

Before You Arrive

Verify your PSI testing location. Vermont's PSI centers include Burlington and possibly other approved sites. Confirm the exact address when you register.

Bring two forms of ID. A government-issued photo ID plus a secondary ID. Both must show your legal name exactly as registered with PSI. A name mismatch can prevent you from testing.

Arrive at least 30 minutes early. Late arrivals may be turned away. Check-in procedures include ID verification, photography, and security screening.

Leave study materials at home or in your car. No notes, phones, or electronic devices are allowed in the testing area.

At the Testing Center

PSI will photograph you, verify your identity, and escort you to the testing room. You will receive scratch paper or an erasable notepad and have access to an on-screen calculator. The exam is monitored by cameras.

During the Exam

Budget your time. 3.5 hours for 110 questions equals roughly 1.9 minutes per question. Maintain a steady pace — check your time after each 25 questions.

Read every word. PSI question qualifiers ("most likely," "except," "always," "never") often determine the correct answer. Read the full question before looking at the answer choices.

Prioritize accuracy on state questions. With only 30 state questions and a 75% threshold, you have very little margin for error. Give Vermont-specific questions deliberate attention — these are the questions that distinguish passing candidates from those who retake.

Answer every question. No penalty for wrong answers. Flag uncertain questions and return to them rather than leaving them blank on your first pass.

Act 250 questions may feel broad or nuanced. If you are uncertain, fall back on the core rule: Act 250 applies to significant development projects. The question likely tests whether you know when the permit is required and what disclosure you owe buyers.

After the Exam

Results display on-screen immediately. If you pass both sections, collect your score report for the VREC application.

If you fail the state section (the more common failure): review PSI's content breakdown, focus your retake preparation on Act 250, current use taxation, and the property transfer tax, and schedule your retake soon while the material is fresh.

If you fail the national section: focus on the specific content areas flagged in the score report. Most candidates who fail the national section have gaps in finance or contract law.
