West Virginia Real Estate Exam Day Tips

The West Virginia real estate salesperson exam is administered by PSI at approved testing centers in West Virginia and surrounding states. The exam is 120 questions with a 4-hour time limit. Here is a complete guide to exam day.

What to Bring

  • Two forms of valid, government-issued ID. Your primary ID must have your name, photo, and signature (driver's license, passport, or state ID). The secondary ID must have your name and signature (credit card with signature, or another government ID). Names must match your PSI registration exactly.
  • Your PSI appointment confirmation number (email or printed)
  • Do not bring: calculators (PSI provides one on-screen), phones, notes, food, or study materials

Arriving at the Testing Center

PSI recommends arriving 30 minutes before your scheduled appointment. Late arrivals may be denied entry and forfeit their exam fee. You will be required to store all personal belongings in a provided locker before entering the testing room.

Exam Structure and Time Management

With 120 questions and 4 hours, you have exactly 2 minutes per question on average. The WV exam allows more time per question than many other states — use it wisely.

Recommended time allocation: - National section (80 questions): Aim to complete in 2 hours (90 seconds per question) - State section (40 questions): Use the remaining 2 hours (3 minutes per question) - Review time: Flag difficult questions and return to them

The PSI interface allows you to flag questions and skip ahead. Never spend more than 2-3 minutes on a single question. Mark it, move on, and return during review.

Last-Minute Review Priorities for West Virginia

The night before your exam, briefly review these high-yield WV topics:

  1. Mineral rights and surface rights severance — who owns what, how severance works
  2. Mine subsidence disclosure — required in coal-country properties
  3. County excise tax: $1.10 per $500, paid by seller, round up fractions
  4. WVREC structure: 5-member commission, WV Code Chapter 30 Article 40
  5. Pre-license hours: 90; CE hours: 7 per 2-year cycle
  6. Deed of trust parties: trustor, trustee, beneficiary
  7. 75% passing threshold on each section independently

Handling Difficult Questions

West Virginia's 75% minimum means you need 60/80 on national and 30/40 on state. If you encounter a question about West Virginia mineral law or coal disclosures that you are uncertain about, apply elimination and general real estate principles. Often one or two answers are clearly wrong, narrowing your choice.

For math questions, write out your work on the provided scratch paper before entering your answer. Calculation errors are the most common source of preventable wrong answers.

After the Exam

PSI typically provides unofficial score results immediately upon completion. If you pass both sections, you will receive instructions for completing your WVREC application. If you fail one section, you may retake that section after a waiting period without retaking the section you passed.
