Wisconsin Real Estate License Requirements
Wisconsin real estate licenses are issued by the Department of Safety and Professional Services (DSPS), which houses the Real Estate Examining Board (REEB) — a 5-member board that governs real estate licensee education, examination, and discipline under Wis. Stat. Chapter 452 and DSPS administrative code RL 24.
Step 1: Meet Basic Eligibility Requirements
- Be at least 18 years old
- Hold a high school diploma or GED
- Be of good character (criminal history reviewed individually)
- No state residency requirement (non-resident licenses available)
Step 2: Complete 72 Hours of Pre-License Education
Wisconsin requires 72 clock hours of DSPS-approved pre-license coursework for the salesperson license. The curriculum covers:
- Real estate fundamentals and practices
- Wisconsin real estate law (Wis. Stat. Chapter 452)
- WB forms and their use in Wisconsin transactions
- Agency, contracts, finance, and fair housing
- Wisconsin-specific disclosure requirements
Courses are available at DSPS-approved schools in-person and online. Completion certificates must be submitted with the license application.
Step 3: Pass the PSI Licensing Exam
After completing the 72-hour course, schedule your exam through PSI. The Wisconsin salesperson exam includes: - 80 national questions (75% required = 60 correct) - 60 state questions (75% required = 45 correct) - Total time: 4 hours
Both sections must be passed independently. Candidates who pass one section but fail the other may retake only the failed section (within 1 year of passing the other section).

License Renewal
- Renewal period: every 2 years
- Continuing education: 18 hours per renewal cycle (one of the higher CE requirements among states)
- CE must include required courses specified by the Real Estate Examining Board
- Renewal is completed through the DSPS online portal (my.dsps.wi.gov)
Broker License
Salespersons who wish to become brokers must: - Hold an active salesperson license for at least 2 years - Complete additional broker-specific education - Pass the Wisconsin Broker exam (also administered by PSI) - Apply for a broker license through DSPS
Non-Resident Licenses
