Wyoming Real Estate Exam Day Tips

The Wyoming real estate salesperson exam is administered by PSI at testing centers in Wyoming and surrounding states. The exam is 120 questions with a 4-hour time limit. Here is a complete guide to exam day.

What to Bring

  • Two forms of valid, government-issued ID. Your primary ID must have your name, photo, and signature (driver's license, passport, or state ID). Your secondary ID must have at minimum your name and signature. Names must match your PSI registration exactly.
  • PSI appointment confirmation number (email or printed)
  • Do not bring: personal calculators (PSI provides one on-screen), phones, notes, food, or reference materials

Arriving at the Testing Center

Arrive at least 30 minutes before your scheduled appointment. PSI testing centers enforce strict late arrival policies. Wyoming PSI centers may be less numerous than in more populous states — if traveling a significant distance, plan for weather and road conditions that can affect arrival. Check the PSI website (psiexams.com) for testing center locations in Wyoming.

Exam Structure and Time Management

With 120 questions and 4 hours, you have exactly 2 minutes per question on average — the most generous time per question of any state exam covered in this guide. Use this time advantage wisely.

Recommended allocation: - National section (80 questions): Aim to complete in 2 hours - State section (40 questions): Use the remaining 2 hours (3 minutes per question) - Review: Use any remaining time to revisit flagged questions

The PSI system lets you flag questions and return to them. Never spend more than 3 minutes on any single question — mark it and continue.

Last-Minute Review Priorities for Wyoming

The night before your exam, review these high-yield Wyoming topics:

Mineral and Water Rights: - Mineral rights and surface rights can be severed — each owned separately - Split estate: federal minerals under private surface land; BLM can lease to energy companies - Prior appropriation water rights: "first in time, first in right" - Water rights are separate property — may or may not transfer with land - Adjudicated irrigation rights critical to ranch property value

WREC and Licensing: - Wyoming Real Estate Commission: 5 members, governor-appointed - Pre-license: 54 hours - CE renewal: 21 hours every 2 years - 70% passing threshold on each section independently

Federal Land: - BLM manages large portions of Wyoming - Landlocked private parcels may need BLM right-of-way for access - Grazing leases on BLM land are separate from land ownership

No Transfer Tax: - Wyoming has no state real estate transfer tax - No state income tax

Rectangular Survey: - Section = 640 acres - Know how to calculate acreage from legal descriptions (NE1/4 = 160 acres, etc.)

Handling the 70% Threshold

Wyoming's 70% minimum (56/80 national, 28/40 state) gives you slightly more margin than the 75% states. You can miss up to 24 national questions and 12 state questions. Even so, do not rely on this margin — use it as reassurance, not a study shortcut.

After the exam, PSI typically provides unofficial results immediately. If you pass both sections, proceed with your WREC license application. If you fail one section, you may retake it without retaking the section you passed.
