Wyoming Real Estate License Requirements
Wyoming real estate licenses are issued by the Wyoming Real Estate Commission (WREC), a 5-member commission whose members are appointed by the governor under WS Title 33, Chapter 28. The WREC oversees all salesperson and broker licensing, education approvals, and disciplinary actions in Wyoming.
Step 1: Meet Basic Eligibility Requirements
- Be at least 18 years old
- Hold a high school diploma or GED (or equivalent)
- Be a legal US resident
- Be of good moral character (criminal history reviewed individually)
- Wyoming does not require applicants to be state residents
Step 2: Complete 54 Hours of Pre-License Education
Wyoming requires 54 clock hours of WREC-approved pre-license education for the salesperson license — among the lowest requirements of any state. The curriculum covers:
- Real estate principles and practices
- Wyoming license law (WS Title 33, Chapter 28)
- Agency, contracts, finance, and fair housing
- Wyoming-specific content: mineral rights, water rights, federal land issues
- Rectangular survey land descriptions
Courses are available at WREC-approved schools in-person and online. A certificate of completion is required at application.
Step 3: Pass a Background Check
Wyoming requires applicants to submit to a criminal background investigation. A criminal conviction does not automatically disqualify an applicant — the WREC reviews the nature of the offense, time elapsed, and evidence of rehabilitation. Applicants must disclose all prior convictions on the application.
Step 4: Apply to the WREC
Submit your license application to the WREC with: - Completed application form (available at wrec.wyo.gov) - Certificate of pre-license education completion - Background check authorization or results - Application fee (verify current fee at wrec.wyo.gov)
Step 5: Pass the PSI Licensing Exam
Schedule your exam at a PSI testing center. The Wyoming salesperson exam includes: - 80 national questions (70% required = 56 correct) - 40 state questions (70% required = 28 correct) - Total time: 4 hours
Both sections must be passed independently. Failing one section requires retaking only that section. Passing scores are valid for 1 year — you must retake the failed section within that period.
Step 6: Activate Your License with a Sponsoring Broker
After passing the exam, your Wyoming salesperson license must be affiliated with a licensed Wyoming broker before you can practice real estate. The sponsoring broker submits the affiliation to the WREC. The license is inactive until this affiliation is established.
License Renewal
- Renewal cycle: every 2 years
- Continuing education: 21 hours per renewal cycle (includes mandatory core course hours specified by WREC)
- Renewal is completed through the WREC online portal
Broker License
To obtain a Wyoming broker license, you must: - Hold an active Wyoming salesperson license for at least 2 years - Complete additional broker-specific education (currently 30 hours) - Pass the Wyoming Broker exam - Apply for broker license through the WREC
Non-Resident and Reciprocal Licenses
