BDelivered to and accepted by the grantee✓ Correct
CRecorded in the land records
DNotarized by a licensed notary

Explanation

A deed is legally transferred (and title passes) upon delivery to and acceptance by the grantee. Recording provides constructive notice to the world but is not required for the transfer itself. A signed but undelivered deed does not transfer title.
