Alaska's real estate salesperson exam has a first-attempt pass rate of approximately 52%. The relatively small market size means less prep material is available compared to states like Florida or Texas.

The Numbers

  • First-attempt pass rate: ~52%
  • Passing score: 70% (84/120)
  • Total questions: 120 (80 national + 40 state-specific)
  • Time allowed: 3 hours
  • Administered by: PSI

Alaska's pass rate is similar to other smaller-market states. The smaller licensee population means AREC data has more year-to-year variation.

Why Candidates Fail

1. Alaska-specific content: Alaska's state section covers unique topics — permafrost considerations, Alaska Native Corporation (ANC) lands, federal land ownership, the DCCED structure, and AS 08.88. Generic national prep doesn't cover these.

2. Land ownership complexity: Alaska has massive federal land holdings, state lands, Native corporation lands, and private lands. Understanding what can and can't be sold, and how title is transferred in Alaska, is tested.

3. Limited prep resources: Because Alaska's market is smaller, there are fewer Alaska-specific practice question banks than for Florida or California.

4. Postlicensing requirement confusion: Alaska requires 40 hours prelicense AND 20 hours postlicense within 6 months of initial license. Candidates sometimes don't know this structure.

What Works

  1. Study AS 08.88 directly — Alaska's license law
  2. Understand the 40+20 hour education structure
  3. Know AREC's placement under DCCED
  4. Study Alaska-specific disclosures: permafrost, floodplain, federal vs. state vs. ANC land
  5. Run timed 120-question practice exams
