Arizona Real Estate Exam Math: Commission, Proration & Community Property

Commission Calculations

Example: Property sells for $620,000. Commission 5.5%, split 50/50. Listing agent earns 55%. - Total: $620,000 × 0.055 = $34,100 - Listing side: $17,050 - Agent: $17,050 × 0.55 = $9,377.50

Community Property Math

Example: Married couple purchases a home for $480,000 during marriage. After divorce, the home is worth $550,000 with $200,000 remaining mortgage. - Equity: $550,000 - $200,000 = $350,000 - Each spouse's share: $350,000 ÷ 2 = $175,000

Proration

Example (360-day): Taxes $5,400. Closing September 30. - Daily: $5,400 ÷ 360 = $15/day - Seller's days (Jan–Sept): 270 days - Seller's credit to buyer: 270 × $15 = $4,050

Cap Rate

Example: Commercial building generates $90,000 NOI. Cap rate 7.5%. - Value = $90,000 ÷ 0.075 = $1,200,000

Net to Seller

Example: Seller wants $420,000 net after 5.5% commission. - Sale Price = $420,000 ÷ 0.945 = $444,444.44
