Colorado's broker associate exam is administered by PSI. Here's what to expect.
What to Bring
Two valid IDs (one government-issued photo ID), PSI confirmation number. All items go in a locker.
The Exam
- 154 questions (74 national + 80 Colorado)
- 4 hours (~1:33 per question — comfortable)
- Passing: 75% (116/154)
- Score reported immediately
- Colorado's two sections are scored separately — you must pass both
Score and Retaking
If you fail one section, you only retake the failed section (national or state). Retake fee: $42.50 per section. No mandatory waiting period.
Exam Strategy
Colorado state questions (80 questions — majority of the exam): CREC under DORA (5-member commission), broker associate → independent broker pathway (2 years + 24 hours), CREC-promulgated forms (CBS contract), transaction broker as default, disclosure before substantive discussion, 4-year record retention, Colorado fair housing additions (sexual orientation, marital status, source of income).
National questions: Financing (TRID), fair housing (7 federal classes), valuation (cap rate), contracts (essential elements).
On uncertain questions: Colorado exam questions favor disclosure, consumer protection, and adherence to CREC standards — including mandatory use of CREC forms and timely agency disclosure.
