Delaware Real Estate Exam Day: PSI Test Center Tips and Strategy
What to expect on Delaware real estate exam day — PSI logistics, time management, and test-taking strategy for the 110-question exam.
After 99 hours of pre-license education and weeks of exam prep, exam day is when it all comes together. Here's exactly what to expect when you take the Delaware real estate exam at a PSI testing center.
Scheduling Through PSI
The Delaware real estate exam is administered by PSI Exams Online:
- Go to psiexams.com and log in or create an account
- Search for "Delaware Real Estate Salesperson"
- Select a testing center and available time slot
- Pay the exam fee (approximately $85 — verify current pricing)
Delaware PSI testing centers are located in Wilmington and Dover. You may also test at PSI centers in nearby states if more convenient.
What to Bring on Exam Day
Required — Two forms of valid ID: - Primary: government-issued photo ID (driver's license, state ID, or passport) - Secondary: additional ID with your name and signature
Both IDs must match the name on your PSI registration exactly.
Not permitted in the testing room: - Cell phone, smartwatch, or any electronic device - Notes, textbooks, or study materials - Food, drinks, or gum - Hats or hooded clothing (PSI may require removal)
PSI provides lockers for personal items. You'll receive scratch paper and a pencil.
Day-of Timeline
- Arrive 30 minutes early — late arrivals are typically not admitted
- Complete PSI check-in process (photo, ID verification, biometric scan at most centers)
- Receive scratch paper — write your key formulas immediately
- Begin the exam when the proctor signals
The Exam Format
- 110 questions total: 80 national + 30 state
- 3-hour time limit — approximately 1 minute 38 seconds per question
- Computer-based: click to select, flag questions for review
- No penalty for guessing — always answer every question
Time Management Strategy
Suggested time allocation: - National section (80 questions): 2 hours (90 seconds avg per question) - State section (30 questions): 45 minutes (90 seconds avg per question) - Review time: 15 minutes for flagged questions
Use the flag feature liberally for questions you're unsure of — answer them with your best guess and come back if time permits.
Test-Taking Strategy
Eliminate first: Cross out obviously wrong answers. With 4 choices, eliminating 2 leaves you a 50/50 shot even on guesses.
Watch for qualifiers: Words like "always," "never," "must," and "only" often signal the legally precise answer. Absolute terms on a real estate exam are usually wrong — unless the law literally says "must."
State section strategy: Delaware's 30 state questions will likely include: transfer tax math, commission/license law facts, agency type distinctions (transaction licensee vs. agent), and fair housing additions. These are highly predictable — your prep should cover all of them.
Trust your first instinct: Research consistently shows that first instincts on multiple-choice questions are more often correct than second-guessed answers.
After the Exam
PSI delivers results on-screen immediately after you complete the exam. You'll see Pass or Fail along with a section-by-section performance report.
If you pass: Submit your license application to the Delaware Real Estate Commission.
If you fail: The score report identifies which sections need work. You may retake failed sections — Delaware allows multiple retakes, with a waiting period between attempts.
The Night Before
- Light review only: Delaware transfer tax (4%, 50/50 split), CE hours (21), pre-license hours (99), Commission members (9)
- Lay out both IDs and know your testing center address
- Get 7–8 hours of sleep
- Eat a real breakfast on exam day
