How Long to Study for the Delaware Real Estate Exam

Delaware requires 99 pre-license hours and a 110-question exam. Here's how long you should study and a week-by-week prep plan.

Delaware's 99-hour pre-license requirement is among the highest in the country. After completing that coursework, how much additional study time do you need before the PSI exam? Here's a realistic breakdown.

After Pre-License: Plan for 4–6 Weeks

After completing your 99 hours of pre-license education, budget 4 to 6 weeks of focused exam prep before scheduling your PSI appointment. Study 1–2 hours on weekdays and 2–4 hours on weekends.

If you were highly engaged during pre-license coursework, 4 weeks may suffice. If you completed the 99 hours quickly or felt you didn't retain everything, plan on the full 6 weeks.

Week-by-Week Delaware Study Plan

Week 1: National Foundations - Property ownership, deeds, land use, and environmental hazards - Complete 40–60 national practice questions per day - Focus on vocabulary: what makes a deed "general warranty" vs. "quitclaim"

Week 2: National — Financing, Agency, and Contracts - Mortgage types (FHA, VA, conventional, USDA), LTV, points, amortization - Agency types: seller's agent, buyer's agent, dual agent, transaction licensee - Contract essentials, contingencies, breach remedies - Complete 60–80 practice questions per day

Week 3: Delaware State Law - Delaware Code Title 24, Chapter 29 - Commission: 9 members, under Division of Professional Regulation - Transfer tax: 4% total, 50/50 split (buyer pays 2%, seller pays 2%) - Pre-license: 99 hours; renewal: every 2 years; CE: 21 hours - Delaware fair housing additions: domestic violence victim status, marital status, sexual orientation, gender identity - Transaction licensee role vs. agent role - Deed of trust (not mortgage) as primary security instrument - Complete 30–40 Delaware-specific questions per day

Week 4: Math and Weak Areas - Delaware transfer tax calculations (know this cold) - Commission splits, LTV, proration, cap rate, GRM - Identify and drill your weakest topic areas - Take a full 110-question timed practice exam (target 75%+)

Week 5: Full Mock Exams - Take 2–3 complete 110-question timed exams - Score consistently at 75%+ before scheduling - Review every wrong answer with full explanations

Week 6 (if needed): Final Polish - Targeted review of your weakest state and national topics - Re-review Delaware transfer tax, commission structure, agency types - Final mock exam 2 days before your scheduled appointment
