What the 75-Hour Course Does and Doesn't Cover

The Georgia prelicense course covers the exam content, but "covering" and "mastering" are different. The course introduces BRRETA, GREC rules, and Georgia-specific topics, but many candidates finish the course without deeply understanding designated agency, trust account requirements, and the specific nuances of Georgia disclosure law.

Week-by-Week Study Plan

Week 1: Georgia license law — GREC composition (6 members), Title 43/Chapter 40, license types, renewal period (4 years — Georgia renews every 4 years, unlike most states' 2-year cycle), continuing education (36 hours per cycle).

Week 2: BRRETA — seller's agency, buyer's agency, dual agency (written consent), designated agency (how it works, why it's used, written consent required).

Week 3: Trust accounts and record keeping — salesperson delivers funds to broker by next business day, broker deposits promptly, 3-year record retention.

Week 4: National content review — financing (TRID timelines, loan types), valuation (cap rate), fair housing (7 federal classes), contracts (essential elements, remedies).

Week 5: Math practice and full practice exams. Georgia's 4-hour exam time is comfortable, but 152 questions means more total questions to manage. Aim for 78%+ on practice exams before scheduling.

Week 6: Target weak areas identified from practice exams.

Georgia's 4-Year Renewal Cycle

This is a frequently tested Georgia-specific fact: Georgia renews real estate licenses every 4 years (not 2 like most states). Continuing education requirement is 36 hours per 4-year cycle, including 3 hours of license law.

Scheduling

Apply to GREC through MyLicense.Georgia.gov. Once approved, schedule the exam through AMP/PSI. Exam fee: $121 for both sections.
