Eligibility Requirements
- At least 18 years old
- High school diploma or GED
- U.S. citizen or lawfully admitted alien with a Social Security number
- No conviction for a crime involving moral turpitude (reviewed case-by-case)
Step 1: Complete 75 Hours of Prelicense Education
Complete 75 hours of GREC-approved prelicense education. Topics include: - Georgia real estate law (BRRETA, GREC rules, Title 43/Chapter 40) - Real estate principles and practices - Agency relationships - Contracts and closings - Fair housing
Cost: $200-$500 online; classroom options available End-of-course exam: Pass a school-administered final exam to receive your completion certificate
Step 2: Apply to GREC
Apply at MyLicense.Georgia.gov: - Online application - Application fee: $170 (includes background check) - Upload course completion certificate - Criminal history disclosure
GREC reviews applications and issues eligibility within 2-4 weeks.
Step 3: Pass the State Exam
Schedule through AMP/PSI after receiving GREC approval: - 152 questions (100 national + 52 Georgia-specific) - 4 hours - Passing score: 72% (~110 correct) - Exam fee: $121
Testing centers throughout Georgia. Score is reported immediately.
If you fail: No mandatory waiting period. Reschedule and pay the retake fee. The score report shows which sections to focus on.
Step 4: Activate with a Sponsoring Broker
After passing, your license is inactive. To practice: 1. Find a licensed Georgia broker to sponsor you 2. Complete the activation form 3. Pay the license issuance fee (included in application fee)
Your license becomes active once GREC approves the broker affiliation.
Georgia's 4-Year Renewal Cycle (Unique)
Georgia licenses renew every 4 years (not 2 years like most states). Before first renewal, complete 36 hours of approved continuing education including 3 hours of Georgia license law.

Important Georgia-Specific Note
Georgia does not have reciprocity with other states. All applicants must complete the 75-hour Georgia prelicense course regardless of prior licensing in other states. However, GREC may review applications from experienced out-of-state licensees on a case-by-case basis.
