# How Long to Study for the Tennessee Real Estate Exam

After completing Tennessee's 90 hours of pre-license education, most candidates need 40 to 70 additional hours of focused exam preparation. The right amount for you depends on your background and how well your pre-license coursework prepared you for exam-style questions.

Study Time by Background

No prior real estate or legal background: Budget 60-70 hours beyond your coursework. Spend extra time on the Tennessee Residential Property Disclosure Act, the prohibition on residential dual agency, and TREC disciplinary procedures — these topics receive light coverage in many pre-license programs.

Business, finance, or legal background: 40-50 hours is typically sufficient. You will move quickly through national content, allowing you to spend more time on state-specific material.

Licensed in another state transitioning to Tennessee: 25-35 hours focused on Tennessee law and the 40-question state section. You already know the national content; use this time to master what makes Tennessee different.

A 5-Week Study Plan

Week 1: Property, Ownership, and Land Use Review types of estates, encumbrances, and government powers. Complete 30 national practice questions daily.

Week 2: Contracts and Finance Study purchase agreements, listing agreements, mortgage types, and RESPA/TILA. Work 10 math problems daily — commission, proration, and LTV calculations.

Week 3: Agency, Fair Housing, and Valuation Focus on the three appraisal approaches and cap rate calculations. Study fair housing protected classes, steering, and blockbusting.

Week 4: Tennessee State Law Immersion Dedicate this entire week to Tennessee content: TREC structure, license law (TCA Title 62, Chapter 13), residential property disclosure, dual agency prohibition, affiliate broker vs. broker classifications, and CE requirements. This week is non-negotiable for first-time passers.

Week 5: Full Practice Exams and Weak Area Review Take two complete 120-question practice exams under realistic 4-hour conditions. Review every missed question. Use your final days to drill the specific topics where you scored lowest.

When to Schedule Your Exam

Schedule your PSI exam when you are consistently scoring 78% or higher on full-length practice exams. The 70% passing threshold sounds achievable, but stress and unfamiliar question phrasing on exam day often reduce scores by 5-10% compared to practice. Give yourself a buffer.

A Note on the 4-Hour Time Limit

Tennessee gives 4 full hours for 120 questions — about 2 minutes per question. Time management is generally not a major issue, but candidates who overthink questions can still run short. Practice under timed conditions to build your pacing instincts.
