Iowa's 60-hour prelicense requirement is lower than most states, which means your exam prep time needs to work harder. Here's how to structure your study plan to pass both sections of the Iowa PSI exam.

How Many Hours Should You Study?

Most Iowa candidates need 30–60 hours of dedicated exam prep beyond their prelicense course. The range depends on:

  • How recently you completed your 60-hour course
  • Whether your school covered Iowa-specific content thoroughly
  • Your test-taking experience and reading speed

The 3-hour exam window (120 questions) is tighter than most candidates expect. Pacing matters.

The Iowa-Specific Study Gap

Iowa's 60-hour prelicense course covers the basics, but many schools don't drill deeply into Iowa-specific exam content. Allocate at least 10–15 focused hours on Iowa state law topics, especially:

  • The mandatory written buyer agency agreement (Iowa's most unique rule)
  • Iowa Real Estate Commission (IREC) structure — 5 members under PLB
  • Iowa Code Chapter 543B and its key provisions
  • 36 CE hours per 3-year renewal cycle (high requirement — don't confuse with other states)
  • Iowa fair housing additions (sexual orientation, gender identity, marital status, source of income)
  • Iowa Seller's Disclosure requirements for 1-4 unit residential

A 3-Week Study Plan

Week 1: National Content - Property ownership, land use, valuation, financing - Agency law, contracts, transfer of title, leasing - Take a diagnostic practice exam; identify your 3 weakest areas

Week 2: Iowa State Content - Iowa Code Chapter 543B, IREC composition, disciplinary process - Mandatory buyer agency agreement — rules, timing, consequences for non-compliance - Seller's Disclosure form and rescission rights - Iowa fair housing additions vs. federal classes - License renewal (3 years) and CE (36 hours) - Trust account requirements - Iowa lien theory, NOT community property

Week 3: Mixed Practice and Simulation - Daily 20-question mixed quizzes (national + state) - Two full 120-question timed practice exams - Review every wrong answer with an explanation - Final-day review of key numbers and Iowa-specific rules

Key Numbers to Memorize

  • 120 questions (80 national + 40 state)
  • 70% passing on each section
  • 60 hours prelicense requirement
  • 36 CE hours per 3-year renewal cycle
  • 5 members on the Iowa IREC
  • 3-year renewal cycle
  • Written buyer agency agreement required before working with buyers
