You've completed 55 hours of pre-license education and weeks of practice exams. Exam day is when it counts. These tips help you walk into the PSI testing center in the best possible position to pass Maine's 120-question real estate salesperson exam.
Before Exam Day
Schedule smart. Take the exam within 1–2 weeks of finishing your pre-license course while the material is fresh. Don't let weeks go by between finishing your course and sitting for the exam.
Do a dry run. Drive to the PSI testing center beforehand so you know exactly where to park and how long it takes. Arriving late is stressful and can disqualify you.
Sleep matters. A full night of sleep before the exam is worth more than 2 more hours of last-minute cramming. Your ability to recall information drops significantly when you're sleep-deprived.
Eat before the exam. The exam is 3.5 hours. Don't take it on an empty stomach.
What to Bring
PSI requires: - Two forms of ID — One must be government-issued with a photo and signature (driver's license, passport). The name must match exactly what you used to register. - Your exam confirmation number
Do NOT bring: - Notes, books, or study materials - Cell phone (must be secured in a locker) - Calculators (PSI provides an on-screen calculator)
Time Management Strategy
You have 3.5 hours for 120 questions — about 1.75 minutes per question. The exam is not a race, but it's not open-ended either.
Strategy: 1. Answer every question you know confidently first. 2. Flag questions you're unsure about and skip them temporarily. 3. Return to flagged questions after completing the rest. 4. Never leave a question blank — there's no penalty for guessing.
How to Handle Hard Questions
Eliminate obvious wrong answers first. If you can eliminate two choices, your odds jump to 50%.
Watch for absolute language. Words like "always," "never," "must," and "only" often signal a wrong answer. Real estate law has exceptions to most rules.
Re-read the question carefully. Many errors come from misreading what's actually being asked — especially when a question uses "EXCEPT" or "NOT."
Trust your first instinct on questions you've studied. Changing answers often leads to wrong answers.
The State Section
Maine's 40 state questions come after the 80 national questions (or you may have the option to take them in any order). The state section covers MREC rules, Maine agency law, Shoreland Zoning, and disclosure requirements. Don't rush through state questions — they require you to remember Maine-specific details, not just general principles.
After the Exam
PSI provides a preliminary pass/fail result immediately after you complete the exam. If you pass, you'll receive instructions on submitting your license application. If you don't pass, you can schedule a retake after 24 hours.
