How Long to Study for the Maine Real Estate Exam

Most candidates who pass the Maine real estate exam on the first attempt study for 4 to 8 weeks after completing their 55-hour pre-license course. The exact time depends on your background, how recently you finished your coursework, and how much Maine-specific material you still need to learn.

Why the Pre-License Course Isn't Enough

Maine's 55-hour pre-license requirement covers the basics, but coursework alone rarely produces a passing score. The exam tests specific rules at a level of detail that most pre-license courses don't drill deeply. The state section in particular — 40 questions on Maine law — requires focused review of material that national prep courses ignore entirely.

Recommended Study Hours

| Background | Recommended Extra Study Time | |---|---| | No real estate background | 60–80 hours beyond pre-license | | Some business/legal background | 40–60 hours | | Prior license or significant RE experience | 20–40 hours |

4-Week Study Plan

Week 1 — National Foundations Focus on ownership, land use, fair housing, and contracts. Complete 50 national practice questions. Aim for 70%+ before moving on.

Week 2 — National Advanced Topics Financing, valuation, math, and environmental hazards (lead, radon, asbestos). Practice math problems daily. Complete another 50 national questions.

Week 3 — Maine State Content Read the MREC rules (Title 32, Chapter 114). Study the Shoreland Zoning Act in detail — setbacks, clearing limits, permitted uses. Review agency law, the Seller's Property Disclosure Statement, and Maine fair housing additions. Complete 40 Maine-specific practice questions.

Week 4 — Full Practice Exams Take 2–3 full 120-question practice exams. Review every wrong answer. Target 80%+ before scheduling the real exam. If you're below 75%, extend your prep by one week.

Signs You're Ready

  • You're consistently scoring 80%+ on full-length practice exams
  • You can explain Maine's Shoreland Zoning Act setback rules without looking them up
  • You can correctly identify facilitator vs. buyer's agent scenarios
  • Math problems feel mechanical, not stressful

Don't Rush the Schedule

Candidates who schedule the exam before they're ready pay an extra PSI exam fee for every retake. An extra week of focused study is cheaper than a second attempt.
