Complete guide to Maine real estate salesperson license requirements: education, exam, application, and renewal with continuing education.
Maine Real Estate License Requirements (2025)
The Maine Real Estate Commission (MREC), operating under the Department of Professional and Financial Regulation, licenses real estate salespersons in Maine. Here is every requirement you need to know for the exam — and for actually getting your license.
Step 1: Meet Basic Eligibility
To apply for a Maine salesperson license, you must: - Be at least 18 years old - Have a high school diploma or GED - Be of good moral character (no specific criminal bar, but MREC reviews convictions case-by-case) - Be a U.S. citizen or legally authorized to work in the U.S.
Step 2: Complete Pre-License Education
Maine requires 55 hours of pre-license education from an MREC-approved school. The course covers: - Real estate principles and practices - Maine license law (Title 32, Chapter 114) - Agency law - Contracts - Finance basics - Fair housing
You must complete the 55 hours before you can sit for the exam.
Step 3: Pass the Maine Real Estate Exam
Schedule the exam through PSI (Maine's exam vendor). The exam is: - 120 questions (80 national + 40 state) - 3.5 hours - 70% passing score (84 correct) - Administered at PSI testing centers in Maine
Both sections must be passed. If you fail one section, you retake only the failed section.
Step 4: Submit Your License Application
After passing the exam: - Complete the MREC salesperson application - Pay the application fee - Submit a background check authorization - Provide a sponsoring broker's signature (you cannot hold an active Maine salesperson license without a sponsoring broker)
Step 5: Activate Your License
Your license becomes active once the sponsoring broker submits the affiliation form to MREC. You cannot practice real estate in Maine until your license is active.
License Renewal
Maine salesperson licenses renew every 2 years.
Continuing education requirement: 21 hours per 2-year cycle, including: - 3 hours of ethics - 3 hours of agency - 3 hours of contracts - 12 hours of elective CE
CE must be completed through MREC-approved providers before the renewal deadline.
Broker License Requirements
To upgrade to a broker license, a Maine salesperson must: - Have held an active salesperson license for at least 2 years - Complete additional broker pre-license education - Pass the Maine broker exam
License Law Reference
Maine real estate license law is codified in Maine Revised Statutes Title 32, Chapter 114. The exam expects you to know the chapter citation.
