Maryland Real Estate Exam Day Tips

After completing 60 hours of pre-license education and weeks of exam prep, you're ready for the PSI testing center. Here's how to make exam day as smooth as possible for Maryland's 110-question salesperson exam.

Before Exam Day

Schedule strategically. Don't let too much time pass between finishing your pre-license course and sitting for the exam. Material stays fresh for a few weeks after coursework. Two to four weeks of focused study after finishing the course is the ideal window.

Visit the testing location first. Know exactly where the PSI testing center is, where to park, and how long the drive takes. Stress on exam day erodes performance.

Sleep and eat. The Maryland exam is 3 hours. Test on a full night of sleep and a solid meal.

What to Bring

PSI requires: - Two valid forms of ID — Primary ID must be government-issued with a photo and your signature. The name must exactly match your registration. - Exam confirmation number

Do NOT bring: - Cell phones (secured in a locker) - Notes or study materials - Personal calculators (PSI provides an on-screen calculator)

Time Management During the Exam

3 hours for 110 questions = about 1.64 minutes per question. This is manageable — you don't need to rush.

Recommended approach: 1. Answer every question you're confident about first. 2. Flag uncertain questions and come back to them. 3. Never leave a question blank — there is no penalty for guessing. 4. Review flagged questions in the remaining time.

The State Section Strategy

Maryland's 30 state questions are where many candidates lose the exam. Before test day, you should be able to answer from memory: - What is the Maryland state transfer tax rate? (0.5%) - When must written buyer agency disclosure be given? (first substantial contact) - What is an Intra-Company Agent? - Which state law governs Maryland real estate licensing? (Title 17, Business Occupations & Professions Article) - What does Maryland's Lead Paint Risk Reduction Act require?

If these feel uncertain going into the exam, extend your prep time.

How to Handle Difficult Questions

Eliminate wrong answers first. If you can eliminate two answers, your odds of guessing correctly are 50%.

Watch for extreme language. "Always," "never," "only," and "must" often signal a wrong answer in real estate law — exceptions are common.

Re-read the question. Many errors come from misreading the question, especially on "EXCEPT" and "NOT" questions.

Don't second-guess yourself repeatedly. Change an answer only when you have a specific reason — not just anxiety.

After the Exam

PSI displays a preliminary pass/fail result immediately. If you pass, you'll receive instructions for the license application. If you don't pass, you can reschedule after 24 hours.

Review the score report if you fail — PSI provides a breakdown by content area. This tells you exactly where to focus for your retake.
