Mississippi Real Estate Exam Day Tips: What to Expect and How to Prepare
Practical tips for exam day at a Mississippi PSI testing center, including what to bring, time management strategies, and how to handle difficult questions.
Mississippi Real Estate Exam Day Tips
You have completed your 60 hours of prelicense education, studied Mississippi state law, and worked through practice questions. Now it is time to take the exam. Here is what to expect and how to maximize your performance on exam day.
Before You Arrive
Schedule your exam through PSI. The Mississippi real estate exam is administered by PSI at approved testing centers in Mississippi. You can schedule online at PSI's website. Schedule your exam when your study score on practice tests is consistently 80% or above.
Confirm your testing center location. Mississippi has PSI testing centers at multiple locations. Confirm your address, get directions, and know where to park. Arriving stressed because of navigation problems will affect your performance.
Know what to bring: - Government-issued photo ID (driver's license or passport) - Your scheduling confirmation number - Nothing else — PSI does not allow personal items in the testing room
PSI provides scratch paper and a basic calculator. Leave your notes, phone, and study materials in your car.
Get a full night of sleep. The exam is 4 hours long. Mental fatigue becomes a real factor in the second half of the exam if you are not rested.
At the Testing Center
Arrive 15–30 minutes early. PSI requires you to go through a check-in process that includes identity verification and may include palm vein scanning or other biometric measures. This takes time.
You will be shown to a testing station. The exam is delivered on a computer. You do not need prior computer experience — the interface is simple, with clearly labeled next and previous buttons.
Time Management During the Exam
The Mississippi exam is 120 questions in 4 hours — that is 2 minutes per question. Most candidates finish with time to spare.
Strategy: 1. Work through all 120 questions, answering the ones you know confidently 2. Flag questions you are unsure about and come back to them 3. Use remaining time to review flagged questions 4. Do not leave any questions unanswered — there is no penalty for guessing
The national section and state section are separate within the exam. You can typically see your remaining time and question count at any point.
How to Handle Difficult Questions
When you encounter a question you are not sure about:
- Eliminate answers you know are wrong
- Look for "MREC" clues — if the question mentions Mississippi-specific rules, apply Mississippi law, not general national rules
- Trust your preparation — if you studied the material, your first instinct is usually correct
- Do not overthink. More time spent does not always mean a better answer.
Watch for absolute words like "always," "never," "must," and "only." These often signal wrong answers — real estate law has many exceptions.
After You Finish
When you submit the exam, PSI displays your results immediately on the screen. You receive a score report showing your performance on the national section and the state section separately.
If you pass: Your score report is your proof of passing. Follow up with the MREC to complete your license application, including finding a sponsoring broker.
If you fail: You can retake the failed section after the PSI waiting period. Review your score report — it will indicate which content areas you underperformed in. Adjust your study plan accordingly and schedule your retake.
