New Hampshire Real Estate License Requirements

Getting your New Hampshire real estate license involves completing pre-license education, passing the PSI exam, and meeting application requirements set by the Office of Professional Licensure and Certification (OPLC) through the NH Real Estate Commission.

Step 1: Meet Eligibility Requirements

To apply for a New Hampshire salesperson license, you must:

  • Be at least 18 years old
  • Have a high school diploma or GED equivalent
  • Be a person of good moral character (background check required)
  • Not have had a real estate license suspended or revoked in another state within 3 years

You do not need to be a NH resident to obtain a NH license.

Step 2: Complete Pre-License Education

New Hampshire requires 40 hours of pre-license education for salesperson candidates. This is one of the lowest requirements in the country (compare to 75 hours in New Jersey or 120 hours in Ohio).

The course must be completed at an OPLC-approved school and cover: - NH real estate law (RSA Chapter 331-A) - Property ownership and transfer - Agency relationships - Contracts - Finance and math

Upon completion, you receive a certificate that is valid for use on your exam application.

Step 3: Pass the PSI Exam

The NH real estate exam is administered by PSI. Key details: - Format: 80 national + 40 state questions = 120 total - Time limit: 3 hours - Passing score: 70% (84 out of 120 correct) - Fee: Approximately $110

If you fail, you may retake the exam. PSI provides a score report showing performance by content area.

Step 4: Submit Your License Application

After passing the exam, submit your application to the OPLC: - Completed application form - Exam score report - Pre-license course certificate - Application fee - Background check authorization

You must also have a sponsoring broker before your license becomes active. Your broker's information must be included on the application.

License Renewal and Continuing Education

New Hampshire salesperson licenses expire every 2 years. To renew, you must complete 15 hours of continuing education, which includes: - NH-specific law updates - Ethics - Elective topics

The NH Real Estate Commission has 9 members and operates under the OPLC. Commission members include both licensees and public members.

Reciprocity

NH has reciprocity agreements with several states. If you hold an active license in good standing in a reciprocal state, you may qualify for a NH license without completing the full pre-license course — but you must still pass the NH state exam portion.
