New York Real Estate Exam Day: What to Expect
What to bring, how PSI testing works, and strategies for the 75-question New York salesperson exam in 90 minutes.
The New York real estate salesperson exam is administered by PSI at testing centers or online. Here's what to expect.
What to Bring
- Two forms of valid ID — one must be a government-issued photo ID (driver's license, passport, state ID)
- Your PSI confirmation number
- Do not bring: study materials, phones, calculators, food, drinks
Personal items go in a locker. You'll get scratch paper and a pencil.
Testing Options
In-person: PSI testing centers throughout New York state. Search locations through PSI's website.
Online proctoring: The New York exam can be taken online from home through PSI's remote proctoring system. Requirements include a webcam, quiet room, and stable internet. The proctor monitors you via webcam throughout.
The 90-Minute Clock
75 questions in 90 minutes = 72 seconds per question. This is tighter than Florida or Texas.
Strategy: - First pass: answer what you know immediately (target 60 seconds per question) - Flag uncertain questions and skip - Second pass: return to flagged questions with remaining time - Never leave a question blank — guess if needed (no penalty for wrong answers)
Most candidates who fail cite time as a factor. Practice timed exams beforehand.
Score Reporting
Your score appears immediately when you submit. PASS or FAIL, plus your numerical score.
If you fail, the score report shows which content areas need work. Study those areas specifically before retaking.
Exam Fee and Retaking
- Exam fee: $15 — the lowest of any major state
- No waiting period between attempts
- No limit on retake attempts (though you must retake through DOS if eligibility expires)
Test Day Strategy
Start with New York-specific questions mentally — those are where most candidates leave points on the table. Questions about Article 12-A, agency disclosure, DOS procedures, and New York-specific disclosures are your differentiators.
On math questions: Write the formula first. For transfer taxes: (Sale Price ÷ 500) × 2. For mansion tax: Sale Price × 0.01 (on $1M+ residential).
When stuck between two answers: Choose the one that better protects consumers or upholds professional licensing standards — DOS exam questions consistently favor accountability.
