Pennsylvania Real Estate Exam Day Tips: What to Expect at PSI
Everything you need for exam day on the Pennsylvania salesperson test: what to bring, PSI check-in process, time management, and what happens after you test.
Know the Logistics Before Exam Day
The Pennsylvania real estate salesperson exam is administered by PSI at testing centers across the state including Philadelphia, Pittsburgh, Harrisburg, Allentown, and other locations. Schedule your exam through PSI's online portal in advance — popular dates fill up quickly.
Confirm your testing center address. Many testing centers are in office complexes or commercial parks, not immediately obvious from a street address. Look up directions the day before and allow extra travel time.
What to Bring
PSI requires two forms of ID:
- Primary ID: Government-issued photo ID (driver's license, state ID, or passport). The name must exactly match your PSI registration.
- Secondary ID: Any additional ID with your name (credit card, employee badge, health insurance card).
Do not bring: cell phones, study notes, food or drinks, smart watches, or any electronic devices. Personal items are stored in a provided locker.
PSI Check-In Process
Arrive at least 15–20 minutes before your scheduled time. Upon arrival:
- Present both IDs to the proctor
- Sign the digital check-in log
- Have your photograph taken
- Submit to a palm vein scan (biometric verification)
- Store personal belongings in a locker
- Receive scratch paper and a pencil
You will be escorted to your testing station. Do not speak to other candidates once you enter the testing room.
The Exam Format
The Pennsylvania salesperson exam has 110 questions:
- 80 national questions
- 30 Pennsylvania state questions
Time limit: 3 hours. Questions are multiple choice with four answer options. The exam is delivered on a computer. You can flag questions and return to them before submitting.
With 110 questions in 180 minutes, you have approximately 98 seconds per question on average. Most candidates find the time sufficient if they do not get stuck on difficult questions.
Time Management Strategy
First pass (target under 75 minutes): Answer all questions you know confidently. Flag any question that requires extended thought. Keep moving.
Second pass (remaining time): Return to flagged questions. Use process of elimination. Read each choice carefully — Pennsylvania state questions often hinge on a specific detail (is the broker's license required? was the Consumer Notice given at first contact?).
Final review: If time permits, do a quick scan of all flagged answers. Change an answer only if you have a specific, concrete reason. Do not second-guess correct instincts.
Process of Elimination
When you are unsure, eliminate obviously wrong choices:
- Remove answers that describe a different state's law or a non-existent requirement
- Remove answers with absolute language (always, never) unless you are certain
- Between two similar answers, choose the one that is more specific and includes a regulatory basis
- Pennsylvania questions: if an answer says "no disclosure required" but the scenario involves a 1-4 unit residential sale, the answer is almost certainly wrong — disclosure is required
After the Exam
PSI delivers results on screen immediately after you submit. You will also receive a printed score report.
If you pass: PSI notifies PREC electronically. You must then complete your license application through PREC's online licensing system. The license is not automatic — you still need to submit application materials, pay fees, and affiliate with a licensed broker.
If you fail: Your score report includes a diagnostic breakdown by content area. Use it to focus your retake study. There is no mandatory waiting period between retakes, but you must pay the exam fee again.
The Most Common Reasons for Exam Day Mistakes
- Running out of time because too much was spent on one difficult question
- Misreading the question (what is asked vs. what seems obvious)
- Second-guessing correct first answers
- Failing to convert percentages to decimals in math problems
- Confusing Pennsylvania Consumer Notice requirements with generic agency disclosure rules
