South Carolina has two distinctive exam topics: its agency disclosure requirements and the separate Property Manager license.

Agency Types in South Carolina **Seller's Agent**: Full fiduciary duties (OLDCAR) to seller. Must disclose known material facts to buyers. **Buyer's Agent**: Written buyer agency agreement required. Full fiduciary duties to buyer. **Dual Agent**: Written informed consent from both parties required before relationship begins.

SC Agency Disclosure Requirement South Carolina requires written agency disclosure at **first substantive contact** with a prospective buyer or seller. The disclosure must identify the type of relationship and duties owed.

The Property Manager License — Unique to South Carolina South Carolina is one of the few states that requires a **separate Property Manager license** for those who manage rental properties on behalf of others. This is heavily tested.
