South Carolina Real Estate License Requirements (2025)

How to get a South Carolina real estate salesperson license — 90-hour prelicense, SCREC application, exam, and the separate Property Manager license.

Here's the complete process to get your South Carolina real estate salesperson license in 2025.

Eligibility - At least **18 years old**; high school diploma or equivalent - Good moral character; criminal history reviewed by SCREC

Step 1: Complete 90 Hours of Prelicense Education SCREC-approved courses. **Cost**: $300-$600.

Step 2: Apply to SCREC Apply at **llr.sc.gov/rec**: Application fee: **$50**; background check and fingerprinting required.

Step 3: Pass the Exam Schedule through **PSI**: - 120 questions (80 national + 40 SC); 3 hours; 70% passing - Exam fee: **$63**; score reported immediately

Step 4: Activate with a Sponsoring Broker License inactive until associated with a licensed SC broker.

Renewal Every **2 years**; **10 hours CE per year** (20 hours per cycle). Renewal fee: ~$45.

Note on Property Manager License If you plan to manage rental properties on behalf of others, South Carolina requires a **separate Property Manager license** (30 hours prelicense + exam). A salesperson license alone does not authorize property management.
