South Carolina requires 90 hours of prelicense education. Here's how to plan additional study time.
After the Course: How Much More? **No real estate background**: 4-5 weeks, 1-2 hours/day **Business/law background**: 3-4 weeks **Licensed in another state**: 2-3 weeks focused on SC-specific content
Week-by-Week Plan **Week 1**: SCREC and license law — 10-member commission, SC Code Title 40/Chapter 57, 90-hour prelicense, 2-year renewal, 10 hours CE per year, 5-year record retention. **Week 2**: Property Manager license — separate requirement, 30-hour prelicense, salesperson license does NOT cover property management. **Week 3**: Transfer tax ($1.85 per $500), Residential Property Condition Disclosure, agency disclosure requirements, dual agency written consent. **Week 4**: National content — financing, valuation (cap rate), fair housing, contracts. **Week 5**: Full timed practice exams (120 questions, 3 hours). Target 78%+ before scheduling.
