Federal Fair Housing Act: 7 Protected Classes

Race, color, religion, national origin, sex, disability, familial status.

Alaska State Additions

Alaska's Human Rights Act (AS 18.80) adds to the federal classes: - Marital status - Changes in marital status - Pregnancy - Parenthood - Physical or mental disability (broadly defined) - Age (40 and over) - Sexual orientation

Alaska has broader state protections than federal law — the exam may ask about state vs. federal differences.

Alaska-Specific Fair Housing Considerations

Alaska Native housing: Alaska has unique housing programs for Alaska Native populations through entities like the Alaska Housing Finance Corporation (AHFC). Understanding that these are lawful programs (not discrimination against others) is relevant context.

Remote property access: Many Alaska properties are in remote areas only accessible by plane or boat. Fair housing principles still apply in these markets.

Prohibited Practices

Same as federal: steering, blockbusting, redlining, discriminatory advertising. AREC takes fair housing violations seriously and can discipline licensees independently of HUD.

Enforcement

Complaints can be filed with the Alaska State Commission for Human Rights or HUD. AREC disciplines licensees for violations.
