Getting a California real estate salesperson license involves more steps than most people realize. This guide walks you through every requirement in order, with current information for 2026.

Step 1: Complete 135 Hours of Pre-License Education

Before you can apply for the California salesperson exam, you must complete three specific courses from a DRE-approved school:

  • Real Estate Principles — 45 hours (required)
  • Real Estate Practice — 45 hours (required)
  • One elective — 45 hours (your choice from DRE-approved subjects)

You can take these courses online, in person, or through community colleges. Online is the most popular option for flexibility.

How long do courses take? Each course is 45 hours. At your own pace online, most students complete each course in 2–6 weeks. Rushing through them matters less than actually absorbing the material — it's tested heavily on the exam.

Course completion certificates: Keep these — you'll need to submit proof of completion with your exam application.

Step 2: Apply for the Exam Through the DRE eLicensing Portal

Once you've completed your 135 hours, you apply for the salesperson exam through the DRE's online eLicensing system.

What your application includes: - Completed RE 400A form (Salesperson Exam/License Application) - Proof of completed pre-license education (transcripts or completion certificates from your school) - Exam application fee: $100 (non-refundable) - Answers to character and fitness questions (background disclosure)

Processing time: The DRE typically reviews applications within 2–4 weeks. If your application is complete and approved, you'll receive an authorization to schedule your exam.

Background disclosure: California asks about certain criminal history on the application. Disclosing a past conviction doesn't automatically disqualify you — the DRE evaluates applications on a case-by-case basis. Failing to disclose is far more problematic than disclosing and explaining.

Step 3: Pass the DRE Salesperson Examination

Once your application is approved, you can schedule your exam at any DRE-approved testing center across California.

Exam details: - 150 multiple-choice questions - 3-hour time limit - Passing score: 70% (must answer at least 105 questions correctly) - Computer-based at Pearson VUE testing centers

Testing locations: Testing centers are located throughout California including Los Angeles, San Diego, San Francisco, Sacramento, Fresno, and other major cities.

What to bring to the exam: - Valid government-issued photo ID (driver's license or passport) - Your exam authorization notice - No calculators, phones, or notes are permitted in the testing room

Results: You'll receive your pass/fail result at the testing center immediately after completing the exam. If you pass, you won't receive your license yet — you still need to complete the remaining steps.

Retakes: If you fail, you must wait at least 18 days before retaking. Each retake requires paying the exam fee again. There is no limit on the number of attempts.

Step 4: Submit Fingerprints

The DRE requires a criminal background check through the California Department of Justice (DOJ) and the FBI. You submit fingerprints through a Live Scan provider.

When to submit: You can submit fingerprints before or after passing the exam. Many candidates submit fingerprints before the exam to avoid delays in receiving their license.

How it works: - Find a Live Scan location near you (many UPS stores, pharmacies, and law enforcement offices offer Live Scan) - Bring the DRE Live Scan form (RE 237) - Processing typically takes 2–4 weeks - Results go directly to the DRE

Step 5: Apply for Your Salesperson License

After passing the exam, you have two years to apply for your license. If you don't apply within two years, you'll need to pass the exam again.

Option 1 — Exam/License Application (combined): If you submitted the combined RE 400A form with your exam application, the DRE will automatically process your license application once you pass the exam and your fingerprints clear.

Option 2 — Separate license application: If you applied for the exam only, you'll need to submit a separate license application (RE 202) after passing.
